Accessibility Statement

What we are aiming at

The standard we build against is the Web Content Accessibility Guidelines, version 2.1, at level AA. That is a target we work to, not a certification anyone has issued us. If part of this site falls short of it, we want to hear so we can fix it.

What has been done

• Text and background colours are measured against the guideline contrast ratios rather than judged by eye, including text set over photographs.
• Every page can be operated by keyboard. There is a skip link to the main content, focus is visible, and dialogs such as the photo gallery return focus to the control that opened them.
• Images that carry meaning have alternative text. Purely decorative images are hidden from screen readers instead of being described.
• Headings run in order, form fields have real labels, and status messages are announced.
• Buttons and links are sized for a fingertip on a phone, and the layout carries no horizontal scrolling down to a 320 pixel screen.
• Motion respects the reduce motion setting in your operating system.

The accessibility panel

The button in the bottom corner of every page opens a panel with six controls: larger text, smaller text, high contrast, highlight links, a more readable typeface, and pause motion. There is a reset that clears all of them. Your choices are stored on your own device and are not sent anywhere.

That panel is a convenience for visitors. It is not a compliance product and we do not present it as one. What makes a site usable is the underlying page, and that is where the work above went.

Where we know we fall short

• The property search is an embedded service run by the Southeast Florida Multiple Listing Service. Its accessibility is theirs, not ours, and we cannot change it. If it is a barrier for you, contact Daniel directly and he will run the search and send you the results.
• Our checks are automated and manual keyboard testing. No screen reader user has audited this site yet.
