Who this is

This website is operated by Daniel Yanes, a licensed Florida real estate agent brokered by Florida Capital Realty. Questions about anything on this page go to daniel@danielyanes.com or +1 305 726 4121.

What the site collects

Only what you type into a form. There are two:

• The contact form. Your name, email address, phone number if you give one, and your message.
• The newsletter form. Your email address and whichever interests you tick.

Both are delivered by email to Daniel Yanes and to the agency that operates this website on his behalf. The site does not write them to a database of its own, and there is no account to create.

Cookies, and what this site does not do

This site sets no advertising cookies and no analytics cookies of its own. It runs no Google Analytics, no advertising pixel, and no cross-site tracking.

Two things are stored in your browser, on your device, and never sent to us:

• Your cookie choice, so the banner stops asking.
• Any accessibility settings you turn on, so they survive a page change.

Clearing your browser data removes both.

The property search

The search page carries a listing search hosted by the Southeast Florida Multiple Listing Service through Matrix, at sef.mlsmatrix.com. It is a third party and it sets its own cookies once it loads. That is why it does not load on its own: you press a button that says so, or you choose Accept all in the cookie banner. Anything you do inside that search is governed by the MLS provider, not by this page.

Analytics and hosting

The site is hosted on Cloudflare Pages, and Cloudflare Web Analytics is enabled at the network edge. It is cookieless, it does not fingerprint visitors, and it does not follow anyone across sites. It reports aggregate figures such as page views and referrers.

As with any web host, Cloudflare processes standard request data, including IP addresses, to serve pages and to block abuse.

Who else sees your details

Form submissions travel through Cloudflare, which sends the email. Nobody buys this data and nobody is sent it for marketing. Your details are not sold, rented, or traded.

Details of a search or a sale are shared only with parties you approve, such as a lender, an attorney or a title company you have asked to be involved.

How long it is kept

Enquiry emails are kept for as long as they are useful to the conversation you started and to Daniel's record-keeping obligations as a licensed agent. Newsletter subscriptions are kept until you unsubscribe.

Your choices

• Ask what is held about you, ask for it to be corrected, or ask for it to be deleted, by emailing daniel@danielyanes.com.
• Unsubscribe from the newsletter at any time.
• Change your cookie choice from the Cookie Preferences link in the footer of any page.

Florida residents, and residents of other states with their own privacy statutes, may have further rights. Ask and they will be honoured.

Children

This site is meant for adults buying and selling property. It is not directed at children and does not knowingly collect their information.

Changes

If this policy changes, the date at the top of this page changes with it.
