Who this is

This website is operated by Daniel Yanes, a licensed Florida real estate agent brokered by Florida Capital Realty. Questions about anything on this page go to hello@danielyanes.com or +1 305 726 4121.

What the site collects

Only what you type into a form. There are two:

• The contact form. Your name, email address, phone number if you give one, and your message.
• The newsletter form. Your email address and whichever interests you tick.

Both are emailed to Daniel Yanes at the address above, with a copy to the agency that operates this website on his behalf. When a form is sent, the site's form service also keeps a copy of what you submitted for 180 days, so that an email that fails to deliver can be recovered. That copy records your IP address and country alongside it. Submissions that the site's spam screening holds back are stored and read by the agency instead of being sent on. There is no account to create.

The forms are protected by Cloudflare Turnstile, a spam check run by Cloudflare. It loads on the page with the form and is not tied to the cookie banner.

Cookies, and what this site does not do

This site sets no advertising cookies and runs no advertising pixel. It uses Google Analytics to understand how visitors find and use the site, and no analytics cookies are set until you choose Accept all in the cookie banner. If you decline, Google Analytics does not load.

Two things are stored in your browser, on your device, and never sent to us:

• Your cookie choice, so the banner stops asking.
• Any accessibility settings you turn on, so they survive a page change.

Clearing your browser data removes both.

The property search

The search page carries a listing search hosted by the Southeast Florida Multiple Listing Service through Matrix, at sef.mlsmatrix.com. It is a third party and it sets its own cookies once it loads. That is why it does not load on its own: you press a button that says so, or you choose Accept all in the cookie banner. Anything you do inside that search is governed by the MLS provider, not by this page.

Analytics and hosting

The site is hosted on Cloudflare Pages. As with any web host, Cloudflare processes standard request data, including IP addresses, to serve pages and to block abuse.

With your consent, Google Analytics records information about how the site is used, such as the pages you view and how you arrived. Google processes that data under its own privacy policy. You can withdraw consent at any time from the Cookie Preferences link in the footer.

Who else sees your details

Form submissions are sent as email through Cloudflare's email service, from website@notify.danielyanes.com, to Daniel Yanes and to the agency that operates this website. The site sends them nowhere else.

Your choices

• To ask what was received from you, or to ask for it to be corrected or removed, including a newsletter sign-up, email hello@danielyanes.com.
• Change your cookie choice from the Cookie Preferences link in the footer of any page.

Changes

If this policy changes, the date at the top of this page changes with it.
